Educational purpose

Everything published here is intended to explain how Singapore property decisions work. It is written for a general readership and cannot take account of your income, CPF position, family situation, risk tolerance or timeline.

A general explanation is a starting point for a conversation, not a substitute for one.

How facts, analysis and opinion are separated

Articles on this site distinguish between three things, and say which is which.

Facts are matters of public record — rules, definitions, published data — and the source is named so you can check it. Analysis is my interpretation of those facts, clearly labelled. Opinion is my personal view, labelled as such and open to disagreement.

Opinions are never presented as facts. Where I am uncertain, the article says so.

No fabricated data

No statistics, transaction prices, rental figures or market forecasts are invented for this website. Where a figure would go stale quickly — stamp duty rates, loan limits, price indices — the article points to the official source rather than quoting a number that may be wrong by the time you read it.

Where an article uses numbers to illustrate a calculation, those numbers are clearly labelled as illustrative and are not presented as market data.

Time-sensitive information

Singapore property policy changes. Rates, cooling measures, loan-to-value limits, eligibility conditions and holding periods have all been revised more than once.

Every article shows when it was last reviewed. Always confirm the current position with HDB, CPF Board, IRAS, MAS or URA as relevant before acting.

Professional advice

Property transactions have legal, tax and financial consequences. Before committing to anything, seek advice from a conveyancing lawyer, a licensed financial adviser, a mortgage specialist or a tax adviser as appropriate to your situation.
