Things to weigh before committing

  • Stock varies enormously — from 1970s walk-ups to recent launches. Two units a street apart can be entirely different propositions.
  • Traffic along East Coast Road and Joo Chiat Road is heavy at peak periods, and some units sit closer to it than the floor plan suggests.
  • Parts of the district are within aircraft flight paths. Worth checking on site at different times of day.
  • Pricing across the district is wide. A district-level average tells you very little about any specific block.

Is District 15 a good area for families?

It has an unusually high concentration of established primary and secondary schools within a small area, along with East Coast Park and a dense amenity base. Whether that makes it right for your family depends on where you work, which schools you are targeting and what you are comparing it against.

How has the Thomson-East Coast Line changed District 15?

It gave a large, previously bus-and-car-dependent district direct rail access. The practical effect varies block by block: a genuine five-minute walk to a station is materially different from a fifteen-minute one, regardless of what a listing says.

Freehold or leasehold in District 15?

Both exist here in meaningful quantity, which is less common than people assume. The choice affects your entry price, your financing, and how the property will read to a buyer in fifteen years. It is worth deciding deliberately rather than by whatever happens to be available.
